Fair Housing Initiatives Program conducts preliminary investigation of claims, including sending "testers" to properties suspected of practicing housing discrimination.

Talk to your attorney first about how to avoid the practice of housing discrimination.

For example, in a "sandwich test," a minority tester asks to see the property and is told it's unavailable. Then a white tester is told it is available. If a second minority tester is again told the property is unavailable, this is evidence of discrimination.

Washington law also makes it illegal to discriminate based on familial status or sensory disability. However, discrimination on the basis of alien status is not a prohibited act under the Washington Law Against Discrimination.

Washington Law Against Discrimination exempts a landlord renting out a room in her own home. Thus, a homeowner renting out a room in her own home may discriminate.
